Professional Bio:

C. Richard Smith hails from Northwest Alabama, after high school he lived in several major Cities in the North and Mid-West before deciding to settle in Middle Tennessee; where he obtained his college and university education from Nashville Tech, UT Nashville, and TN State University in business, architectural studies, mathematics with a wide range of residential & commercial real estate studies.

 

Additionally, he developed a love for the real estate industry and has been a Licensed Real Estate Broker in the State of Tennessee since 1984. He's had the opportunity of serving as president of the Nashville chapter of the National Association of Real Estate Professionals. And, has held several professional memberships, led and served on many boards and committees over the past 33 years which includes:

Richard, after 17.5 years as a Broker in the private sector decided to seek an opportunity to serve in the TN State Government sector. Where for fourteen years, he held positions as Real Property Agent IV, Senior Lease-Management Agent, and Facility Administrator III for the Department Finance & Administration/Real Estate Asset Management Division, Department of General Services, and the Department of Human Services. In these positions, he loyally served the Boards, Agencies and Departments of the State of TN, in locating and securing prime lease facilities, managing lease responsibilities and resolving complex office maintenance and workplace planning issues, as well as maintaining the daily process and procedure to ensure offices operate and function at its best possible level of performance. He's traveled the State negotiating terms with building owners, performing facility site visits, building inspections and landlord-tenant complaint intervention or mediation. He's been required to go into a market with proposed tenant specifications, locate potential building owners, negotiate and secure leases, he's provided administrative and project oversight for large space renovations, and single tenant build-to-suits.

 

Post government service, he was Certified in Management Skills Training by the HR Department of Metropolitan Government and Davidson County, and re-dedicated himself to private sector real estate business by committing the past 2.5 years to updating training, new industry methods education, refreshing himself with classes and seminars. Some of the training was in the use of AutoCAD and 3Ds MAX software for workplace planning, CRE, CCIM and IREM courses; Re-Tool Real Estate Analysis (Using The Analysis PRO Software), 2-day Commercial Leases & Management Contract Seminar, Foundations for Commercial Real Estate Success (which concentrated on Discounted Cash-Flow-Analysis Software Training), and CCIM instructed Course "Creating Reliable Valuations" (which concentrated on current market situations, potential future changes and how to develop a reliable valuation model where market comparables aren't readily accessible).

 

As to demonstrate Richard's working knowledge and experience leasing office space in both urban and rural areas, he has initiated the lease process, performed site inspections, resolved office issues, assisted in workplace planning, and recommended execution of leases for the State along, in Counties of all three Grand Divisions of Tennessee. (East/ Middle/ West) He conducted leasing activities in approximately 90 of 95 Counties. On the facilities administration side; he served as the coordinator of Agency workflow functions, working in conjunction with the DGS State wide facility team; in all three grand divisions of the State. He managed the day-to-day duties of the Agency for staff and employees; delivering notifications for workplace management of issue reporting, tracking and implementing resolution, fire safety warden programing, workspace re-design, project oversight responsibility, moving concerns and staff relocation within the DHS home office at Citizen's Plaza and in its over 130+ offices across Tennessee.

 

Currently he's in the initial stages of presenting a nine (9) home site development and re-zoning project to Metro planning to get approval to go before the Council and members of the proposed neighborhood for a New Construction, Community re-vitalization project. And, working with an investor in Rutherford County to develop a plan to maximize the site potential of an Adult living facility for Veterans. As well as working with a new restaurant owner/Chief to locate and secure a prime lease location in the Davidson County area.

 

Richard is working with residential Buyers & Sellers, helping them to reach their individual "Best Value" goals, in a variety of price ranges and areas around Middle Tennessee.

 

Additionally, he has developed a network of real estate colleges and industry specialist forming a team of professionalism capable of evaluating, analyzing and developing solutions to the most complex of real estate challenges presented.
